I promise you that this course is my least exciting but most important course. In fact, I don’t want to oversell it. Much of this is obvious and straightforward. However, when I ask investors the magic and all important question, “Do you use this” the surprising answer I get is “no.” You have to understand cash flow from every possible angle of your investment and this course will make you robot-like in making sure you don’t buy properties like most investors because “it’s a nice place”, “it was close to where I live”, or “my realtor told me it was a good investment”. From now on, I want you to be the expert on picking winning rental properties.
So many times investors get caught up in the “get rich” quick hype of real estate that investors don’t know the fundamentals of cash flow. They don’t know how to buy real estate! I want to show you how to make every property you buy a winner each and every time. This information is worth its weight in gold in the time and headaches you’ll save by not picking losing properties.
A little about one of my first properties
One of my first rental properties was a $65,000 2 bedroom / 1 bathroom in a quiet neighborhood. It seemed like a nice cash flow piece of real estate at the time. In fact, the real estate agent gave me several numbers that made it seem like quite a wise investment. Everyone I spoke to generally seemed convinced that owning real estate was a good idea. I was happy that I was making a good choice and everyone else seemed to agree with me. But… There was a problem.
The reality was that the expenses were higher than anticipated. In fact, the rent figures given to me were actually higher than I could realistically get and the expenses were just a little bit more too. It all added up to not only to not being a wise investment but a property that lost money each and every month. I had a steady turnover of low income tenants that didn’t seem to care much for the property. In fact, I began to resent the tenants when I’d have to fix things for them when I wasn’t even making money. For years this property just “sucked wind” for me and I could have easily avoided those headaches by applying the principles of this course. After years, I eventually sold the property using some creative techniques but I learned a valuable lesson the hard way. A nice property in a nice area isn’t necessarily a recipe for a winning real estate investment.
So what did I learn?
Firstly, almost everyone else giving you advice in a real estate transaction will profit from that advice. It’s not enough to take someone else’s word for it (mistake #1). I had to do my own figures. Secondly, there were actually a lot of things wrong with the geographic area that I overlooked simply because I liked the home (mistake #2). The city in general had a very high vacancy rate and the employment levels were extremely low (mistake #3). I would have been much better served looking elsewhere. Yes that property will eventually go up in value but how many years could I have afforded of losing money and constantly having to babysit a failing rental property?
I could have just as easily bought a winning cash flow rental property.
It would taken no more work but a little more know how to pick a winner. I could have purchased a rental property for around the same price that would have made me money today and experienced higher appreciation. What is that information worth to you?
Again, it’s not flashy or exciting but I want to show you everything you need to figure out before you buy a property so that you only pick winners. Even though much of it is common sense, do people actually use the advice? Heck no! However, picking winning properties with a little practice can be that simple. This fundamentals of cash flow course will teach you all the abc’s of real estate cash flow so you’re always making money on every deal. You’re going to be a master of spotting a winning piece of cash flow real estate and you’ll avoid duds that normal investors get sucked into. See what others are saying about this course.
“I still can’t believe to this day how many investors don’t understand the fundamentals of cash flow. Cash flow is the foundation to any investment I scrutinize. The techniques and principles taught within this course lay the groundwork for an investment that is based on long-term consistent returns. It’s not the most sexy and exciting strategy, but it’s fail proof and it has worked for me as it has for many of the long-term and serious players in real estate.
Anyone who is serious about becoming a serious real estate investor without all the hype of making the quick buck and retiring tomorrow should seriously sit down and give this course a chance.”
“I’ve purchased a few rental properties here and there. Overall, the headaches weren’t worth the little extra income I was making. To be honest, I just didn’t know enough about property management and buying a property for the right reasons.
This course gave me a different outlook. Now I approach all my deals like a business.”
“It’s pretty common sense to approach all your deals like a business. Buy low and sell high right? I wasn’t altogether blown away by the information compared to some of your other courses but when I thought about it, I had never approached a property with this precision. The material became more valuable as it sunk in. I guess just because it’s obvious doesn’t mean people are using it properly. I know I have been guilty of buying properties because I liked them.”
What is the cost worth to you to make informed decisions that minimize volatility and risk?
Knowing what I know now, I’d have paid thousands to not have to deal with the headaches of that first rental property. All the numbers were wrong but I bought the property like every other “investor” does – I thought it was a nice place and I wouldn’t mind owning it. This is completely wrong and a little up front work could have saved me thousands of dollars and countless hours of wasted energy. Although it was a valuable learning experience, the ignorance cost me more than in my wallet, it cost me a lot of wasted time and mental energy. A sucker is born every minute so don’t be one when you buy a rental property. There are other rental property investment courses that sell on average between $500-1000. I want you to be able to make a better decision than I did in one of my first goes around so that you can make every property a winner.
