A little about one of my first properties
One of my first rental properties was a $65,000 2 bedroom / 1 bathroom in a quiet neighborhood. It seemed like a nice cash flow piece of real estate at the time. In fact, the real estate agent gave me several numbers that made it seem like quite a wise investment. Everyone I spoke to generally seemed convinced that owning real estate was a good idea. I was happy that I was making a good choice and everyone else seemed to agree with me. But… There was a problem.
The reality was that the expenses were higher than anticipated. In fact, the rent figures given to me were actually higher than I could realistically get and the expenses were just a little bit more too. It all added up to not only to not being a wise investment but a property that lost money each and every month. I had a steady turnover of low income tenants that didn’t seem to care much for the property. In fact, I began to resent the tenants when I’d have to fix things for them when I wasn’t even making money. For years this property just “sucked wind” for me and I could have easily avoided those headaches by applying the principles of this course. After years, I eventually sold the property using some creative techniques but I learned a valuable lesson the hard way. A nice property in a nice area isn’t necessarily a recipe for a winning real estate investment.
So what did I learn?

Secondly, there were actually a lot of things wrong with the geographic area that I overlooked simply because I liked the home (mistake #2). The city in general had a very high vacancy rate and the employment levels were extremely low (mistake #3). I would have been much better served looking elsewhere. Yes that property will eventually go up in value but how many years could I have afforded of losing money and constantly having to babysit a failing rental property?
I could have just as easily bought a winning cash flow rental property.
It would taken no more work but a little more know how to pick a winner. I could have purchased a rental property for around the same price that would have made me money today and experienced higher appreciation. What is that information worth to you?
